Directors' ‘health check’
Your website set-up fee includes a directors’ ‘health check’. This involves us meeting you to establish that your directors are up-to-date with the laws and their responsibilities – and, if not, what assistance you need.
Reviews and assessments
Once the health check has established where your management company is at, we’ll conduct any of the following reviews and assessments that you need. You can then discuss with us what support you require in order to ensure that you’re on track to stay safe, legally compliant and solvent.
- Safety: we’ll inspect your building to ensure that you’re meeting your legal Health & Safety obligations. (This may require a surveyor’s building condition report if there has not been one in recent years.)
- Legal compliance: we’ll check all your documentation to ensure that you’re meeting all the conditions of your lease. This includes, for example, matters such as the management of your reserve fund and timely filing of your management company accounts with Companies House, plus insurance and tenancy reviews.
- Finance: we’ll establish the level of service charge you need to collect in order to meet the costs of future maintenance works as prescribed in your lease.
Each project is individually costed
You only pay for what you need and you agree the timescale of each project we undertake for you. And your flat management company continues to do all the jobs that you’re happy to do – such as, for example, hiring gardeners and cleaners.

Administrative tasks
Your website and block management software will make it easy to arrange dates for meetings, but it can’t take the minutes. We can! Have them written up and circulated straight after the meeting. Delegate all the tasks listed in the minutes that might otherwise not get done until just before the next meeting.
Sensitive tasks
Delegate tasks that put a strain on neighbourly relations! Having a chat with residents who are late paying their service charge or a bit casual about abiding by some of the terms of the lease can be awkward. We’ll do it for you – at no charge.
Keeping landlord agreements compliant with your lease
Are some of the flats in your block let to tenants who appear to be blissfully unaware of the terms of your lease? We can prepare a list of obligations from the lease that the owners who let their properties need to include within their tenancy agreements.
